Management Fee Estimator

Use this tool to estimate a fair management fee for your commercial property.

  • Start with 5% base fee

  • For each section, add or subtract the amount that coincides with your property’s situation, put this variation in the blue box at the bottom of each section.

  • Add up all the blue boxes, including the 5% base. Put this percentage in box A. You should get between 3% and 7.5%

  • Put your annual rental excluding GST in box B

  • Multiply Box A and B to get your estimate.

Please note, this tool will provide an estimate only. Different management companies have different ways of calculating fees and some have minimum fees or contract exclusions. If your annual rental is above $3m your rate should also be less than calculated due to economies of scale.
